A builder broker is an independent adviser who manages the builder side of a new home build for you. They turn your budget into a realistic brief, shortlist suitable builders, put your project out to several of them, compare the quotes line by line, negotiate the contract, and stay involved through construction to handover.
Nothing, for you. Our partner brokers are paid a fee by the builder you ultimately sign with — the same model as a mortgage broker being paid by a lender. There is no obligation to proceed with any builder they introduce you to.
You can. The difficulty is that every builder quotes to their own inclusions list and their own assumptions about your block, which makes two quotes almost impossible to compare. A broker puts the same brief in front of several builders and lines up what comes back, so you're comparing like with like.
Yes — first home buyers are a large part of the work. That usually means explaining how the process runs end to end, what site costs and provisional sums really are, and which grants or concessions you may be eligible for in your state.
That's fine. A broker can still review the quote and contract, check the inclusions against comparable builders, and negotiate on your behalf before you sign.
